Prioritise the portfolio for 2030.
The EU's new rules on the energy performance of buildings turn prioritising into a deadline. Disecta Decision shows which buildings, suppliers and service agreements underperform and suggests what to do first.
The housing and services sector accounts for 135 TWh in Sweden, more than a third of the country's final energy use, and now the requirements are coming. The EU's revised directive on the energy performance of buildings says the worst-performing 16 % of non-residential buildings must be renovated by 2030, and the worst 26 % by 2033. For homes, average energy use must fall by at least 16 % by 2030, compared with 2020.
That sharpens an old question: which of your buildings are they, and what should be done first?

Three questions that take weeks to answer
Which buildings use more than they should? The energy data is there, but it doesn't say why. The answer often lies in operating hours, in a service agreement or in a fault report that was never linked to consumption.
Which suppliers and agreements don't deliver? The service agreements promise one thing, the fault reports and invoices show another. Comparing them building by building takes so long that it rarely happens.
Which action does the most for the money? The maintenance plan, the energy requirements and the tenants' needs pull in different directions. Without one shared basis, prioritising becomes a negotiation.

Decision proposal
Adjust the ventilation's operating hours at Facility 12.
The ventilation runs at night and at weekends, and consumption is 18 % above normal for the building type. The same pattern shows in two other of the portfolio's 42 buildings.
- See which buildings underperform, and why, before the problem becomes expensive.
- Find agreements that don't deliver. Compare what the supplier promises with what actually happens, across the whole portfolio.
- Prioritise against the requirements. A basis that shows which buildings are worst placed and what has the most effect first.
- Find where in the portfolio the problems cluster, and how they have developed.
- Check that it got better. Set a date and see whether the action brought consumption down.

Disecta Decision works with your property system, energy monitoring, maintenance planning and contract archive, and replaces none of them. The AI only sees what the person asking has the right to see, and every proposal traces back to its source. Read about security and data protection.
